Why should I stage my home?

Staging transforms your home from lived-in to market-ready. It helps buyers imagine how the space could function for them, not how it functions for you. According to the National Association of Realtors (NAR), 81% of buyers say staging makes it easier to visualize a property as their future home, and staged homes typically sell 3–30× faster and for 6–10% more than comparable unstaged listings.

What's included in the staging process?

Pine & Prairie provides a full-service approach — design planning, furniture selection, delivery, installation, and styling. Each space is carefully considered to highlight architectural features, create flow, and resolve awkward areas with thoughtful design. Every element — from color palette to lighting balance — is curated to make your home feel warm, open, and inviting.

Do you use my furnishings or bring in
your own?

That depends on the service level:

  • Walk-Through Consultation:
    If you’ve requested a consultation only, Joyce will work with your furnishings to improve flow, scale, and balance. She’ll make recommendations for rearranging furniture, adjusting lighting, decluttering, and paint colors to refresh and harmonize the space using what you already have.

  • Full Staging Service:
    For full staging installations, Pine & Prairie supplies all furnishings, décor, and accessories. This ensures a cohesive design, uniform scale, and the professional quality needed for photography and showings.

Only in rare circumstances — and when design integrity allows — will client furnishings be blended with Pine & Prairie inventory.

What about curtains and window treatments?

Natural light is one of a home’s best features, and our goal is always to enhance it. Heavy or dated window coverings are typically removed to brighten rooms and modernize the space. When a touch of softness or privacy is needed, we may incorporate simple white or sheer panels that keep the look clean, airy, and photo-ready.
 

Because proper curtain placement is critical to the overall effect, many homes require the rods to be remounted for correct height and proportion. For that reason, we do not typically hang curtains as part of standard staging services.

If a client wishes to include curtains, a $150 fee applies to cover the rod and installation. Please note that in these cases, the curtains do not remain with the property — only the rods do.

What should I do before staging begins?

  • Complete cleaning, repairs and painting. 

  • Remove personal photos and valuables.

  • Keep utilities on (especially lighting and climate control).

  • Clear surfaces and declutter rooms so we can install efficiently.

How is lighting handled?

Lighting is the finishing touch that brings warmth and depth to a space. We may supplement your fixtures with table or floor lamps to ensure balanced illumination and highlight focal areas. In darker rooms, replacing bulbs or adding soft white light can make an immediate impact.

What happens with challenging or awkward
spaces?

This is where thoughtful planning shines. We use furniture placement, scale, texture, and color to define purpose and flow — transforming odd corners into cozy reading spots, or unused walls into visual features. Every detail is intentional, designed to help buyers feel how every square foot can be enjoyed.

Can I live in my home while it's staged?

For vacant homes, Pine & Prairie provides all furnishings and décor from our curated inventory.


If you plan to continue living in the home, Pine & Prairie does not install its own furnishings.  In those cases, we recommend a Walk-Through Consultation, where Joyce will help you stage your home using your own furniture — offering guidance on layout, lighting, color, and styling so your home presents beautifully while remaining livable. We do offfer an accessory package in rare circumstances if art and certain decor from Pine & Prairie are to be used.

This approach protects both you and the inventory while maintaining a polished, professional presentation for photography and showings.

Do you hang artwork and accessories?

Yes. Artwork and accessories are selected and placed to complement your home’s color palette and architecture, not compete with them. Pine & Prairie handles all installation and styling.

How long does staging take?

Most projects take 1–3 days depending on size and scope. During this time, the home is closed to showings to allow uninterrupted work. Once complete, the property is declared “Show-Ready” and available for photography and open houses.

What happens after the home sales?

After the property goes under contract, Pine & Prairie will schedule furniture removal as soon as closing or inspections allow.
